The Appraisal Adventure

No doubt you’ve been following this month’s amazing articles and implanting the time tested expert advice. So if you apply the Warmka wisdom from last week’s article and then you will without a doubt reach one of the most exciting stages of the real estate journey— finding a buyer.

But before we pop the champagne and hand over the keys, there is one very important guest who needs to visit your home—The Appraiser. While the word “appraisal” can sound a bit formal, think of it as the “reality check” that ensures everyone is on the right track. At Your Home Sold Guaranteed Realty – The Jesse Warmka Team, we’re here to demystify the process so you can breeze through it with confidence!

Ordering the Appraisal

Once you’ve accepted an offer and the buyer’s financing is moving along, their lender will order the appraisal.

The “On-Site” Walkthrough

The appraiser will visit your home to take a look around. Unlike a home inspector who crawls into every nook and cranny to find “problems,” the appraiser is looking at the big picture.

The Behind the Scenes Data Dive

After leaving your home, the appraiser heads back to their desk for the real “magic.” They’ll look at Comparable Sales (we call them “Comps”) in your specific neighborhood that have sold in the last 6 months.

Final Report

Finally, the appraiser sends a detailed report to the lender. If the value comes in at or above the sale price—Bingo! We are clear for takeoff. If it comes in slightly under, don’t worry—that’s exactly why you have us in your corner to help navigate the next steps and keep the deal together.

Pro-tip: how to help the process

Want to help the appraiser see your home’s true value?

1. The “Brag Sheet”: Give them a list of every upgrade you’ve made in the last few years.
2. Curb Appeal: Make sure the lawn is mowed and the entrance is inviting. First impressions matter for appraisers, too!
3. Safety First: Ensure your smoke detectors and CO2 monitors are installed and working.

The appraisal isn’t a test you have to study for; it’s a celebration of the value you’ve built in your home. We’ll make sure the appraiser sees every bit of that value! We know that waiting for the appraisal report can feel like waiting for your favorite team’s final score, but with our guaranteed systems, you’re never alone in the process.
