But before we pop the champagne and hand over the keys, there is one very important guest who needs to visit your home—The Appraiser. While the word “appraisal” can sound a bit formal, think of it as the “reality check” that ensures everyone is on the right track. Ordering the Appraisal
Once you’ve accepted an offer and the buyer’s financing is moving along, their lender will order the appraisal.
- The “Why”: The bank wants to make sure the home is worth exactly what the buyer has agreed to pay.
- The Role: The appraiser is a neutral third party—kind of like a referee for the home’s value!
The “On-Site” Walkthrough
The appraiser will visit your home to take a look around. Unlike a home inspector who crawls into every nook and cranny to find “problems,” the appraiser is looking at the big picture.
- What they check: The overall condition, the square footage, the number of bedrooms/bathrooms, and any major upgrades (like that beautiful new kitchen or the solar lights on your flagpole!).
