Does that mean it’s over? Dream deferred? Not necessarily. In this article we’re going to discuss what under contract actually means — because it’s not always as final as it sounds.
So… What Does “Under Contract” Mean?
In real estate speak, under contract means:
A buyer has made an offer on the home.
The seller has said “Yes, let’s do this.”
Everyone has signed the paperwork.
BUT — and here’s the important part — The sale has not closed yet. Think of it like engaged but not yet married. Which is great news for you because although there’s a plan… nothing is finalized and things can still change in your favor. We’ve seen it happen multiple times.
Why Isn’t It Final Yet?
Because the contract still has contingencies before the sale becomes official. Some common contingencies could be:
- Home inspection: Did the house pass the “is it secretly falling apart?” test?
- Appraisal: Will the bank agree the price makes sense?
- Financing: Can the buyer officially secure the loan?
- Buyer’s home sale: Are they waiting to sell their current home first?
